Frequently Asked Questions
Clear answers about the inspection, the report and what to expect.
01What does a pre-purchase inspection include?
A visual, non-invasive inspection of safely and reasonably accessible areas including the exterior, roof and high-level areas, roof space, interior, subfloor, site, visible services, garages and carports.
02Do you inspect for leaks or weathertightness problems?
This is not a standalone weathertightness inspection or certification. Visible signs such as water ingress, staining, dampness, deterioration or apparent weathertightness risk may be identified and reported.
03Do you use a drone?
A drone may be used where it is safe, lawful and practical. An elevated pole camera may be used where drone use is not possible and pole access is practical. Any visibility limitation is recorded.
04Do you inspect the roof space and subfloor?
Yes, where safe and reasonable access is available. Areas that cannot be accessed are identified as limitations in the report.
05Do you test electrical outlets?
No. Power outlets receive visual inspection only and no plug-in electrical testing is performed. Accessible light switches may be operated where safe and appropriate.
06Do you operate taps, toilets and other fixtures?
Where safe and appropriate, taps and wastes may be operated briefly, toilets flushed, showers briefly operated, and accessible doors and windows operated. Cabinet doors and drawers may be checked on a representative basis.
07Do you test for moisture?
No moisture-meter readings or moisture testing are included.
08Do you inspect solar panels, batteries, generators or other off-grid systems?
Their presence may be noted where obvious, but condition, operation, performance, safety and compliance are not assessed. Specialist advice may be recommended.
09Are garages and carports included?
Yes. They are included in the standard price and assessed to the same visual, non-invasive standard as the main dwelling where applicable.
10Do you inspect apartments or units?
No. Phase 1 of the service is limited to residential houses and does not include apartments or unit-title inspections.
11Are sheds and other ancillary buildings included?
No. Ancillary structures other than garages and carports are excluded.
12What happens if part of the property can’t be accessed?
The report records areas that could not be safely or reasonably inspected and explains the limitation where appropriate.
13Will you move furniture or lift carpet?
No. The inspection is non-invasive. Furniture is not moved and floor coverings are not lifted.
14What do I receive after the inspection?
A formal written PDF report with photographs, significant defects and concerns, visible deterioration, access limitations, appropriate specialist recommendations and an overall condition summary.
15How long does the report take?
Reports are generally issued within 1–2 business days of the inspection, subject to workload and inspection complexity.
16Can I get an NZS 4306:2005 Certificate of Inspection?
Yes. A Certificate of Inspection is available on request where required by your bank, insurer or another party. Contact us before the inspection if you need one.
17How much does an inspection cost?
On Waiheke, homes up to 150 m² cost $895 incl. GST and homes from 151–250 m² cost $995 incl. GST. Homes over 250 m² require a quote. Garages and carports are included.
18Where do you carry out inspections?
Standard online pricing applies to Waiheke Island. Rakino, Aotea / Great Barrier and Kawau Island may be available by arrangement with separate pricing for travel and logistics.
19Can I book online?
Yes. Standard Waiheke inspections can be booked and paid for securely online. Choose the appropriate size band and an available inspection date on the booking page.
20Do I need to attend the inspection?
Attendance is not required. Access arrangements and important concerns can be supplied in the Property Inspection Agreement after booking. A verbal debrief is not included as standard.
21What if I’m worried about a particular area?
Include known issues or specific areas of concern in the Property Inspection Agreement after booking, or contact us, so they can be considered during the visual inspection subject to access and the agreed scope.
22Will the inspection find every problem?
No inspection can guarantee that every issue will be found. This is a visual, non-invasive inspection limited by the property’s condition, visibility and safe, reasonable access.
23Can a bank or insurer rely on the report?
Requirements vary. Ask the bank or insurer what they need. An NZS 4306:2005 Certificate of Inspection is available on request, but the website does not make a general claim of NZS 4306 compliance.
